Price the premises that this case actually uses
This is an educational Florida case in leased premises of 1,200 square feet, with on-site flour-based production and carryout retail sales. The municipality, landlord and operator have not been selected. It excludes café beverages and seating, wholesale accounts, decorated cakes, delivery, property purchase and acquisition goodwill. Prices and demand are assumptions, not a survey of local bakeries.
The assumed monthly rent is $3,500. The calculation assumes suitable utility service, approved public water/sewer connections and an existing commercial envelope. It does not establish that a vacant retail shell can become a bakery for this sum. Request a power-load schedule and landlord consent before specifying the oven and mixer circuits; the two machines have different listed voltages.

Prices use the regular configuration without membership discounts, financing-payment ads or optional add-ons. The oven listing includes a stacking kit; no extra kit is added. Listed free shipping does not establish unloading or moving into the bakery. Oven, mixer, refrigeration and proofer evidence is SKU-specific.
The remaining equipment schedule includes a cookie mixer, freezer, two worktables, two tray racks, sixty sheet pans, one hundred twenty loaf tins, protected display, POS hardware, sink fixtures and smallwares. Tax and commissioning are separate budgets; electrical branch work belongs to fit-out. This prevents counting the same installation twice.
Size the reserve from the opening cash path
Opening cash of $65,000 falls to $55,951 in base, after collections, purchases, payroll, taxes and debt service. The base trough occurs in month three. The downside reserve is exhausted during month six and its maximum additional gap reaches $265,367. Merely adding reserve would keep a weak bakery solvent longer; it would not improve its operating margin.

Compare a retained site with a deeper conversion
The six fit-out allowances are electrical work $14,000, plumbing $8,000, finishes $15,000, ventilation $12,000, design/building permits $6,000 and accessibility $5,000. Each is a planning allowance with a described scope, not a measured bid. The largest uncertainty is whether the retained premises can support heat rejection and commercial electrical load.
For a shell conversion, replace these allowances with a trade schedule that identifies demolition, drainage, power service, fire protection, restrooms and landlord work. Add rent during delayed construction and rerun month-zero funding plus the sales start date. A cheaper oven cannot cover an unpriced transformer or a delayed food inspection.
What is still needed for a real opening budget
Obtain a location-specific lease, utility survey, contractor bids, delivered equipment quote and menu/recipe costing. Confirm permits, insurance, payroll taxes, benefits, relief coverage and the treatment of prepared-food sales taxes. Retail prices are modeled net revenue; any tax collected is a pass-through outside this model, not additional bakery sales. No property, franchise fee, acquisition, vehicle, wholesaling line or café equipment is included.
Use the dossier and line-item procurement register to replace uncertain values. A quote revision changes funding uses, depreciation and monthly cash; update all of those links rather than changing just the headline budget.
