What the business sells—and what the case assumes
Customers bring, sort, load and fold their own laundry. Revenue comes from paid cycles by washer size and paid dryer minutes. The case uses 12 twenty-pound, eight forty-pound and four sixty-pound washers: 800 of rated dry capacity per complete machine fill. Larger machines serve bulkier or consolidated loads; their higher vend price does not by itself prove a higher return.
The modeled jurisdiction is unincorporated Orange County, Florida. The 2,000-square-foot premises and all-in rent of $3,750 per month are hypothetical; no address or local rent quotation has been selected. The store opens 14 hours every day from a notional January 2027 start. Demand ramps over six active months and uses mild assumed calendar seasonality. These inputs are a worked planning case, not an industry average or an estimate of a particular store.
Dry cleaning, wash-and-fold, delivery, detergent retail, real estate purchase and acquisition goodwill are excluded. Those formats require their own staffing, permits, equipment, customer evidence and revenue engine. Census code definition describes a much broader activity group.
Confirm the utility system before choosing the address
A prior laundry use is helpful evidence to investigate, not proof that the current mix will fit. Obtain the meter/service sizes, bills, as-built drains, gas regulator/service capacity, electrical phase and panel schedule, slab/anchor detail, dryer duct path and make-up-air design. Washer specifications distinguish water conditions and selected electrical configurations; dryer specifications list gas input and airflow. An engineer must turn the equipment schedule into a design and the utility must confirm external capacity.
This schedule totals 1,440,000 Btu/h of dryer nameplate gas input and 9,600 cfm of reference exhaust. Neither number is an approved common-duct layout. The assumed heater adds another 300,000 Btu/h. Monthly consumption and service sizing answer different questions: an average burner duty factor cannot justify an undersized gas meter.
For the selected unincorporated jurisdiction, the county BTR process requires zoning approval for proposed new businesses. The plumbing application route is only one part of the site approval file. Confirm the actual building, mechanical, electrical, fire and accessibility requirements with the responsible authorities.
Build demand evidence by machine size and time slot

Count competitor occupancy by size during weekday and weekend windows, record prices and out-of-service units, ask customers about load sizes, and document apartment laundry access and practical travel routes. A first-party Rochester operator lists 20/40/60-lb wash prices of $4.75, $7.50 and $9.50. The dated comparison helps explain size-based pricing; it is not local evidence for our assumed $5.00, $8.00 and $11.00. The dryer price also remains an assumption. A lower local price or weaker large-machine demand must change the model, not just the narrative.

Choose the next guide by the question you need to resolve
Use startup costs to request a scope-complete budget, unit economics to test the washer/dryer mix, profitability to interpret the opening cash trough, and financing to match documented uses with committed sources. Stop before a binding lease if capacity, external upgrade responsibility or the exit from an unsuccessful permit application remains unresolved. A promised rent concession does not repair an infeasible drain or gas service.
